With New Dawn Residential, the process is simple. We take on any hard parts so you can sell your home and start over quickly before you reach the point of house repossession. Here’s how it works:
1) Contact us and tell us about your property and situation, and a call will be arranged the same day or next working business day. During this we’ll arrange a property visit either in person or online.
2) After this, we’ll establish if we can give you an offer on the property and agree on an exchange date.
3) We’ll then look to exchange contracts and help you start fresh.

Specific steps in house repossession will depend on your individual circumstances and the lenders themselves. Typically, you’ll receive letters and warning letters outlining the amount you owe and a timeframe for repayment. Should your mortgage arrears remain unpaid, the lender will then issue an Acceleration Notice, which demands the full outstanding mortgage payment within a specified time period. In the event of you failing to comply with this notice, the lender can then apply for a Possession Order – where a court will decide whether to grant possession of your home to the lender. This depends on the type of property, location, and mortgage details. However, we try and aim between 4-8 weeks.
Our primary goal is to help you to overcome house repossession ethically. This may be through just directing you towards getting emotional support to fight repossession, providing you with sources to help you figure out your mortgage restructuring options, or if needed help you sell your property to overcome repossession. If it’s possible, we want to help you keep your property. If there is no other option, we will give you an offer to purchase it for a fair deal. Unlike with ‘sell home fast’ providers, they usually do not work specifically with house repossessions and will often aim to purchase any property that comes through.
If it becomes clear that you won’t be able to catch up on your mortgage payments or work out a solution with your lender, selling your house can be an option. A fast sale can generate the funds needed to pay your mortgage, thereby preventing a repossession.

Paperwork includes signing exchange of contracts. However, this will be drawn up and lead by us to make the process as simple as possible for you.
We will try and help you with our expertise to find suitable homes for rent or purchase in your preferred area depending on your situation.
If at any point before the exchange of contracts are completed, you are able to stop the sale of the property. If you decide to not sell your property, then that’s totally fine. We are here to support you any way we can, so if you require our service at a later stage instead then we will be here to help when you need it.
